Georgetown is a mix of long-settled neighborhoods near the square, newer subdivisions spreading west, and Sun City, one of the largest active-adult communities in Texas. The projects are different in each, but the request we hear most is the same: more usable shade, and outdoor space that is easy to live with.

Building for Sun City and easy living
A lot of our Georgetown work is for homeowners who want outdoor space that takes care of itself and is comfortable to move around in. That shapes what we recommend:
- Shade before anything else. A covered patio gets used every month of the year here. An open deck in full sun mostly gets used in October.
- Low, wide steps with a handrail on both sides on any deck or patio with a step down. It costs little at build time and matters a lot later.
- Composite or a light-colored board if you want less maintenance, and no splinters underfoot.
- Covers that match the house. In most Georgetown subdivisions an attached cover needs to match the roof material and color, and we design to that from the start.
Rock on the west side, clay on the east
Georgetown sits right on the edge of the Hill Country. West of I-35 the ground is mostly limestone, often close to the surface, so footings are drilled into rock. East of the highway there is more clay, which swells when it is wet and shrinks in a drought, so posts need to go deeper to stay put. We look at the lot before we price it, so the footing work is in the estimate and not a surprise later.
Permits and HOA review in Georgetown
The City of Georgetown permits structures inside the city limits, and homes outside the city fall under Williamson County. Homes in Georgetown's historic districts can need an extra design review for exterior changes. We check which rules apply to your address before we quote.
Sun City and most newer Georgetown subdivisions have architectural review for patio covers, decks, fences and color changes, and review commonly takes two to four weeks. We prepare and submit the packet the day you sign. Our guide to HOA approval explains what goes in it.

How much does a patio cover cost in Georgetown, TX?
An attached open-top patio cover typically runs $10,500 to $16,000 installed, and a solid-roof cover runs $14,500 to $22,000. A freestanding cedar pergola runs $8,500 to $13,000. Size, roof material and add-ons like fans and lighting move the number.
Do you build patio covers and decks in Sun City?
Yes. We design to the community's architectural guidelines, prepare the review packet, and build once it is approved. Many Sun City projects are patio covers and low-maintenance decks with easy steps and handrails.
Do I need a permit for a patio cover in Georgetown?
Usually yes for a solid-roof cover or a deck more than 30 inches above grade. Inside the city limits that goes through the City of Georgetown, and homes outside fall under Williamson County. We check which rules apply to your address and pull the permit as part of the job.
What is the lowest-maintenance deck for Georgetown?
Composite in a lighter color is the lowest maintenance. It does not need staining, does not splinter, and a light shade stays cooler underfoot. Pressure-treated pine costs less up front but needs a stain or seal every couple of years.
Do you handle Georgetown HOA approvals?
Yes. We prepare the full packet with a site plan, materials and colors, submit it with your signature, and start once the approval letter is in hand.
Do you serve all of Georgetown?
Yes, including Sun City, Wolf Ranch, Berry Creek, Georgetown Village, Cimarron Hills and Saddle Creek, plus nearby Round Rock and Leander.
